Exchange 106 Reaches 75% Occupancy, on Track for Break-even by 2026

KUALA LUMPUR, 05 November 2025 – Exchange 106, the landmark tower at the Tun Razak Exchange (TRX), has achieved a major milestone with 75% of its lettable space, amounting to 1.7 million square feet, now committed. This achievement, equivalent to filling four 30-storey office buildings, positions the development to reach its financial breakeven by Q3 2026.

The leasing success was strengthened by a major expansion from Urban Pinnacle Ventures Sdn Bhd, the Malaysian subsidiary of CHL Management (China). The new 134,000 sq ft agreement brings their total footprint in the tower to nearly 250,000 sq ft, underscoring tenant confidence in Exchange 106’s ecosystem.

The tower houses an impressive tenant mix, including Huawei, Ant International, Accenture, Principal Asset Management, and Centauri.
