Kuala Lumpur, 7 November 2025 – Sime Darby Property Bhd (SDP) and SD Guthrie Bhd (SDG) have entered into a 50:50 joint-venture partnership to jointly develop a 3,000-acre industrial and logistics corridor in Kuala Selangor, Selangor.
The initial phase of the project will focus on developing about 1,000 acres within SD Guthrie’s estates at Jalan Acob, Bukit Kerayong and Bukit Cherakah, which lie in a prime location about 40 minutes from Port Klang and adjacent to SDP’s established township Bandar Bukit Raja.
According to statements from both companies:
- The joint-venture vehicle (SPV) will be established for the development and will leverage major transport infrastructure links including the West Coast Expressway (WCE) and the planned East Coast Rail Link (ECRL).
- SDP’s Chief Executive Officer, Datuk Seri Azmir Merican, said the collaboration “enables… holistic master planning” to capture growing demand for industrial and logistics space.
- SD Guthrie’s Managing Director, Datuk Mohamad Helmy Othman Basha, described the JV as reflecting SDG’s new strategic direction to “unlock the inherent value in our landbank… while enabling sustainable growth… that integrates industry, logistics and sustainability”.
Strategic Implications
- The project aligns with the broader development strategy for the Klang Valley and Selangor’s industrial corridor, linking inland industrial estates with port and logistics infrastructure.
- For SDP, the JV allows further advancement of its industrial-park strategy, building on asset types such as Bandar Bukit Raja and other township-wide logistics solutions.
- For SD Guthrie, primarily known for its plantation-land bank, the move signifies a strategic pivot toward industrial/logistics real-estate development.
Potential Risks and Considerations
- The venture remains at an early stage: key details such as development phasing, capital contributions, timing, customer-take-up and specific tenancy are still to be disclosed.
- Execution risk is present: large-scale industrial/logistics development depends on global supply-chain trends, macro-economic conditions, infrastructure completion and tenant demand.
- Competitive dynamics: Selangor already features multiple established industrial parks; success will depend on differentiation, tenant mix and connectivity.
