Singapore, 1 October 2026 – Mapletree Investments is evaluating a potential real estate investment trust listing for part of its Indian office portfolio, a move that could turn privately held commercial buildings into a publicly traded income vehicle. The discussions are preliminary. No prospectus, offer price or binding timetable has been announced, and investors should treat the proposed transaction as an option under review rather than an approved flotation.
People familiar with the talks say four office parks across Mumbai, Chennai, Pune and Bengaluru could form the initial portfolio. Mapletree and Canadian pension investor La Caisse each hold 40% interests in the properties, while Singapore state investor Temasek acquired the remaining 20% last year. The reported structure would therefore involve several owners whose decisions on asset transfer, retained stakes and governance will be central to any eventual offer.
