Singapore, 22 September 2026 – Eco World Development Group’s first residential project in Singapore will test whether buyers will pay enough to support attractive margins after a costly land acquisition. The Malaysian developer secured a 4,283-square-metre leasehold site at Lorong Puntong and Sin Ming Avenue for S$208.1 million, approximately RM667.6 million. The bid implies a land cost of S$1,612 per square foot of plot ratio. Analysts say launch prices above S$3,000 per square foot may be needed to preserve healthy margins, but that is an assessment rather than an announced selling price.
The purchase marks a meaningful step beyond the company’s domestic property base. Singapore offers deep purchasing power and a transparent land market, but its competitive environment and construction costs are different from Malaysia’s. A successful debut could diversify revenue and strengthen the developer’s regional profile. A weak launch, however, would expose the group to a new market at a point when capital has already been committed.
