Unique Fire Acquires RM15.54m Land in Kota Kemuning to Support Growth Plan

KUALA LUMPUR, 11 September 2025 — Fire protection solutions provider Unique Fire Holdings Bhd has made a strategic land purchase in Kota Kemuning as part of its long-term expansion plans. The company is acquiring a 4,926-square-metre parcel for RM15.54 million, located near its existing facilities in Shah Alam. The acquisition is expected to enhance operational efficiency and resource coordination once the land is developed.

Context & Strategic Moves

  • The land will be acquired from its current owner, Teoh Han Chong, with payment coming from internally generated funds or bank borrowing. Specific plans for development remain under review.
  • Unique Fire transferred from the ACE Market to the Main Market of Bursa Malaysia on 26 June 2025. This move has been accompanied by several growth initiatives, including a joint venture with a Chinese partner to manufacture fire sprinklers, obtaining Underwriters Laboratories (UL) certification for exports, and expanding its domestic footprint in Penang and Johor Bahru.

Market Response & Financials

  • Shares of Unique Fire closed at 43 sen, down 0.5 sen (-1.15%) on the day of the announcement, giving the company a market capitalisation of about RM172 million.
  • Though formal development plans have not been finalised for the land, the proximity to existing operations suggests synergies in logistics, manufacturing, and distribution.

Implications & Outlook

Unique Fire’s land acquisition underscores its ambition to scale up its operations and pursue both domestic and export growth. Key implications include:

  • Operational synergies: Owning adjacent land should help reduce logistics overheads, improve coordination of production and storage, and possibly allow expansion of manufacturing capacity.
  • Growth initiatives: Combined with its UL certification effort and joint venture plans, the land acquisition may be part of a broader strategy to tap international markets, particularly for fire safety and suppression equipment.
  • Financial flexibility: Using internal funds or financing means capital structure will need monitoring, especially if more expansion or export investment follows.
  • Competitive positioning: As fire safety compliance and regulations tighten globally, being locally based with global export certification could give Unique Fire an edge.
