Paradigm REIT posts strong margins in first financial results after IPO

Petaling Jaya, Wednesday, 20 August 2025 – Paradigm Real Estate Investment Trust (“Paradigm REIT”) today announced its first interim financial results for the period from 10 June 2025 to 30 June 2025 (“FP 30 June 2025”), following its listing on the Main Market of Bursa Malaysia Securities Berhad on 10 June 2025.

For the reporting period, Paradigm REIT delivered revenue of RM13.2 million, net property income (“NPI”) of RM9.3 million, profit after taxation (“PAT”) of RM6.5 million, and distributable income of RM6.6 million. Profitability remained resilient, supported by the strength of its asset portfolio and proactive management by Paradigm REIT Management Sdn Bhd (“the Manager”). Notably, NPI and PAT margins improved to 70.3% and 49.4% respectively, compared with 67.3% and 44.7% in FYE2024. Distributable income amounted to RM6.63 million or 0.41 sen per unit.

Strong Portfolio Performance

Paradigm REIT’s portfolio comprises three shopping centres – Bukit Tinggi Shopping Centre (“BTSC”), Paradigm Mall Petaling Jaya (“PMPJ”) and Paradigm Mall Johor Bahru (“PMJB”) – which continued to demonstrate stable earnings and robust occupancy.

  • BTSC: Delivered a 5.8% NPI yield with 100% occupancy, reinforcing its position as a fully leased, income-stable asset.
  • PMPJ: Recorded a 6.7% NPI yield with an occupancy rate of 98.3%.
  • PMJB: Led the portfolio with a 7.0% NPI yield and an occupancy rate of 99.4%, supported by a well-balanced tenant mix of anchors and specialty retailers.

These results highlight the portfolio’s operational efficiency, rental resilience, and sustained tenant demand. High occupancy across all assets ensures strong income visibility, while competitive yields affirm Paradigm REIT’s standing as a defensive retail-focused REIT.

Solid Financial Position

Paradigm REIT maintained a healthy balance sheet, with total assets of RM2,515.6 million and a debt-to-total asset ratio of 33.5%. This prudent leverage level underlines its stable capital structure, low refinancing risk, and ample financial flexibility. It also provides significant capacity for future acquisitions and asset enhancement initiatives.

Commitment to Unitholders

Paradigm REIT remains committed to distributing at least 90% of its distributable income on a half-yearly basis. This consistent payout policy enhances its appeal as a reliable income-generating investment while ensuring sufficient retained capital for portfolio growth and prudent debt management.
