KIP REIT Fully Completes Private Placement, Raises RM130.2 Million to Fund Acquisitions and Growth

By Abigail Cheong3 min read

Kuala Lumpur, 14 October 2025 — KIP Real Estate Investment Trust (KIP REIT) has completed the second and final tranche of its private placement, successfully raising a total of RM130.2 million to bolster its acquisition pipeline and ongoing asset enhancement initiatives.

The second tranche involved the issuance of 37 million new units at RM0.825 per unit, bringing in RM30.5 million in gross proceeds. This follows the first tranche of 123 million units, marking the full completion of the private placement programme approved by unitholders at KIP REIT’s Extraordinary General Meeting on July 22, 2025.

Pacific Trustees Berhad, the trustee of KIP REIT, confirmed that the exercise was well received by both institutional and retail investors, reflecting strong confidence in the REIT’s management and long-term strategy.

With the issuance completed, KIP REIT’s total issued units now stand at 958.6 million, a move that not only enhances its capital structure but also increases financial flexibility to pursue growth opportunities across Malaysia’s suburban retail landscape.

Strengthened Capital for Strategic Acquisitions

Proceeds from the private placement were channelled toward recent acquisitions and active portfolio growth:

  • KIPMall Desa Coalfields, acquired on August 22, 2025, marking the Group’s continued expansion into high-growth suburban corridors.
  • KIP Kuantan, acquired on September 23, 2025, further strengthening its footprint in East Coast Malaysia.

In addition, ongoing Asset Enhancement Initiatives (AEI) at KIPMall Tampoi are progressing as part of efforts to improve tenant mix and elevate shopper experience. The AEI programme remains a key driver in KIP REIT’s broader strategy to sustain rental yield growth and maintain strong occupancy levels.

Management Commentary

Chief Executive Officer Valerie Ong expressed confidence that the placement outcome and investor response validate KIP REIT’s business fundamentals and long-term direction.

“The successful completion of our private placement marks another milestone for KIP REIT. The strong support from investors reaffirms confidence in our business fundamentals and growth strategy,” Ong said.

“Scaling up is crucial to our long-term growth as it enhances competitiveness in a dynamic market and strengthens our ability to pursue larger opportunities. With the funds raised, we have completed two acquisitions and are progressing well on our asset enhancement pipeline, enabling us to deliver sustainable returns and create greater long-term value for our unitholders.”

Market Context

The completion of the RM130 million fundraising comes at a time when Malaysia’s REIT sector is regaining momentum amid moderate inflation, steady consumption recovery, and investor appetite for defensive yield plays. KIP REIT’s focus on community-based retail assets, suburban malls catering to daily needs, has positioned it as a resilient income generator within the REIT landscape.

Analysts view its expansion into secondary cities like Kuantan and Desa Coalfields as a strategic diversification move, widening its exposure to emerging consumer catchments and improving long-term growth visibility.

As of October 2025, KIP REIT continues to maintain one of the stronger balance sheets in Malaysia’s retail REIT space, supported by disciplined capital management and visible asset growth pipelines.
