KUALA LUMPUR, October 29, 2025 – KIP Real Estate Investment Trust (KIP REIT) has kicked off its financial year 2026 with impressive growth momentum, reporting a 52.6% year-on-year jump in revenue to RM40.8 million for the quarter ended 30 September 2025 (Q1 FY2026). The surge was underpinned by robust organic rental growth and contributions from newly acquired assets, reflecting the Group’s successful expansion strategy and stable income base.

Net property income climbed 51.1% to RM29.7 million, while profit after tax surged 71.1% to RM17.2 million compared to RM10.1 million in the same period last year. Income available for distribution rose 68.3% to RM17.6 million, bolstered by portfolio enlargement and efficient asset management.

“We are pleased to begin FY2026 on a strong footing,” said Ms. Valerie Ong, Chief Executive Officer of KIP REIT. “The enlarged portfolio and disciplined execution have translated into meaningful earnings growth this quarter. Completing three acquisitions within a single reporting period highlights our focus on scaling strategically while enhancing income visibility.”

Portfolio Expansion Strengthens Earnings Base

The first quarter’s performance was fuelled by both organic rental reversion and accretive acquisitions, positioning KIP REIT for long-term growth. The central region, comprising KIPMall Senawang, KIPMall Bangi, KIPMall Kota Warisan, DPulze, and KIPMall Desa Coalfields, remained the largest revenue contributor, generating nearly half of total revenue.

Retail assets continued to anchor the Group’s earnings, contributing 95% of total revenue, while the industrial segment provided diversification and stability amid evolving market conditions.

During the quarter, KIP REIT completed three key acquisitions:

  • KIPMall Desa Coalfields in August 2025, KIPMall Kuantan, and an industrial property in Bintulu, Sarawak in September 2025.

Subsequently, on 17 October 2025, the Group added another industrial property in Pasir Gudang, Johor, strengthening its industrial footprint and recurring income resilience.

These acquisitions expanded KIP REIT’s total portfolio to 18 income-generating properties across Peninsular Malaysia and Sarawak, with total assets under management (AUM) reaching RM1.7 billion.

Solid Distribution and Attractive Yield

The Board declared a distribution per unit (DPU) of 1.8 sen for the quarter, up 18% year-on-year. This includes 0.6 sen paid on 17 September 2025 for the July period and 1.2 sen payable on 11 November 2025 for August–September.

Based on KIP REIT’s closing price of RM0.87 on 29 October 2025, the trailing twelve-month yield stands at approximately 8.1%, underscoring its position as one of Malaysia’s higher-yielding listed REITs.

“We remain committed to sustaining stable distributions and identifying yield-accretive opportunities,” Ong added. “With healthy occupancy and strong fundamentals in both retail and industrial segments, we will continue to optimise our assets and drive long-term value for unitholders.”

Resilient Outlook Anchored by Strategic Growth

Analysts view KIP REIT’s performance as a testament to the resilience of community-focused retail assets and the strategic integration of industrial properties for income stability. The Group’s focus on operational efficiency, strong tenant mix, and disciplined capital management continues to underpin its growth trajectory.

As Malaysia’s retail landscape benefits from steady consumer spending and industrial logistics expansion, KIP REIT’s diversified property base is expected to deliver sustained earnings visibility through FY2026 and beyond.

The Ledger Asia View

KIP REIT’s robust quarter marks a transformational phase, evolving from a pure retail REIT into a balanced retail-industrial platform with strong income visibility and expansion potential. The trust’s ability to grow organically while executing strategic acquisitions showcases its prudent management and resilience amid market uncertainties.

For investors, KIP REIT offers not just yield, but stability and scalability, both crucial traits in Malaysia’s maturing REIT landscape.
