Analysts Cheer Sunway’s Bold RM2.4 Billion Deal in Singapore Acquisition

By Abigail Cheong2 min read

Kuala Lumpur, 19 September 2025 — Analysts are optimistic about Sunway Bhd’s recent acquisition of Hongkong Land’s MCL Holdings Ltd in Singapore, viewing it as a strategic leap forward for the group’s regional property ambitions. The deal, valued at S$738.7 million (about RM2.4 billion), is expected to be completed in the fourth quarter of Sunway’s FY2025. Importantly, the transaction does not require shareholder approval.

After the announcement, financial houses assessed the implications. MBSB Research maintained a NEUTRAL rating on Sunway, setting a new target price of RM5.13 per share. CIMB Securities also kept its HOLD rating, with a slightly higher target of RM5.15. While both believe the acquisition adds long-term value, they caution that much of the upside may already be reflected in Sunway’s current share price.

MCL brings to the table a robust portfolio: five ongoing mid-market residential projects in Singapore with a combined Gross Development Value (GDV) of S$2.96 billion, and an average take-up rate of about 90%. MBSB points out that MCL’s solid track record since 1992—which includes completing 48 residential projects—gives Sunway greater traction to expand its footprint across Singapore using its established development capabilities.

From CIMB’s perspective, the acquisition will nearly triple Sunway’s unbilled sales in Singapore to RM5.9 billion, offering immediate earnings visibility thanks to MCL’s healthy project progress and sales take-up. On a pro forma basis for FY2024, the acquisition is expected to contribute about 6.1% additional net profit, bringing Sunway’s total to roughly RM1.2 billion. However, this will come at the cost of increased leverage: post-deal net gearing is forecast to rise to around 55%, up from 41% as of December 2024.

Sunway also stands to benefit from synergies beyond Singapore. MCL owns assets in Malaysia, including condominium projects in Wangsa Maju and Seremban, and ownership of Wangsa Walk Mall, which Sunway sees as having redevelopment potential into integrated mixed-use projects. MBSB believes these existing assets will help flatten the learning curve and accelerate returns.

Despite the positives, both MBSB and CIMB caution that upside potential may be somewhat limited in the near term. They maintain their forecasts, noting that Sunway’s earnings will benefit, but warn that the premium paid and increased leverage mean the market may already have priced in much of the expected gains. The launch of the Sunway Healthcare Holdings IPO is expected to help manage gearing and ease capital constraints.

As of mid-morning trading, Sunway’s stock was trading around RM5.370, up approximately 0.37% following the news.
