Gamuda JV Clinches RM3.33 Billion Land Tender in Singapore for Mixed-Use Development

By Bernard Lee2 min read

KUALA LUMPUR, 11 September 2025 – A joint-venture led by Gamuda Bhd, through its Singapore arm Gamuda (Singapore) Pte Ltd, has emerged as the provisional winner of the tender for a prime land parcel in Chencharu Close, Singapore. The bid, valued at SGD 1.01 billion (≈ RM3.33 billion), was accepted by the Housing & Development Board (HDB) after tenders closed today.

The 29,450.3 square metre leasehold site has been earmarked for mixed residential and commercial development, signaling a sizeable expansion by Malaysian developers into high-density Singapore real estate. The winning bid was submitted in partnership with Evia MSC Pte Ltd and H108 Pte Ltd.

Strategic Implications & Market Significance

  1. Cross-border expansion for Gamuda
This success underlines Gamuda’s growing regional footprint and its capacity to compete in the Singapore property market, which is notoriously competitive and highly regulated. The acquisition of Chencharu Close adds another Singapore high-profile land parcel to its portfolio.
  2. Strong Malaysian presence in Singapore tenders
Notably, this is the second major tender win by a Malaysian developer within days. On the preceding day, Sunway Bhd’s joint venture secured an SGD-valued tender at Chuan Grove. This trend may indicate renewed confidence and capability among Malaysian builders/developers to penetrate Singapore’s development market.
  3. Mixed-use development opportunity
Mixed residential and commercial zoning allows for diversified revenue streams—residential sales/leasing, commercial leasing, and possibly ancillary services. For Gamuda, this offers both risk mitigation and the possibility of higher upside if Singapore’s property demand remains healthy.
  4. Financial scale & capital commitment
The SGD 1.01 billion price tag, converted into RM3.33 billion, reflects both the value of land in Singapore and the robust financing required. Gamuda and its partners will need to manage construction, regulatory compliance, and market demand carefully to justify the investment.

Challenges & Things to Watch

  • Regulatory and planning approvals: Singapore’s urban planning authority and HDB have strict controls over design, zoning, height, density. Meeting these while optimizing yield will be key.
  • Cost inflation risks: Construction materials, labor, and land development costs in Singapore are high. Delays or cost overruns could impact project profitability.
  • Market demand: Singapore’s residential market has cycles; ensuring demand at target pricing and for commercial tenants will be critical.
  • Foreign exchange exposure: As a Malaysian company investing in Singapore, fluctuations in SGD/RM could impact returns.
