Petaling Jaya, 24 September 2026 – Malaysian real-estate investment trusts are attracting renewed analyst interest after a pullback in unit prices lifted their prospective income yields relative to government bonds. Hong Leong Investment Bank Research upgraded its sector view from neutral to overweight, citing a 5.6% decline in the Bursa Malaysia REIT Index from its second-half 2026 peak. The upgrade is an analyst judgment, not a guarantee that every trust will recover.

The yield comparison is central to the case. The benchmark 10-year Malaysian Government Securities yield has been around 3.96% to 4.00%, while the estimated spread between REIT yields and government bonds reached about 231 basis points, according to the source analysis. One basis point is one-hundredth of a percentage point. That spread is much wider than the 77 basis points cited for 2022, suggesting the sector’s income premium has become more visible after the price correction.
