SHAH ALAM, 8 December 2025 – Berjaya Land Bhd has launched Bayu Timur Residences, a RM398 million freehold condominium project in Kota Kemuning, with completion targeted for early 2029.
Positioned as a low-density development, the project comprises 518 units across four blocks with built-ups ranging from 1,000 to 1,280 sq ft. All units come with three bedrooms, while dual-key layouts are offered in the larger configurations to support multigenerational living or rental flexibility.
The layouts include Type A (1,000 sq ft), Type B (1,100 sq ft), Type C (1,200 sq ft, dual key) and Type D (1,280 sq ft, dual key).
Berjaya Land group CEO Syed Ali Shahul Hameed said the project is designed for own-stay buyers, citing demand from households seeking larger living spaces in a matured township.
“Demand here is mostly for people who want to live in Kota Kemuning. But the dual-key layout also provides flexibility for extended families or investment use,” he said.
Bayu Timur offers more than 30 facilities including a swimming pool, landscaped areas, children’s playground, co-working lounge, gymnasium and multipurpose hall.
The development incorporates 3-tier security and is situated near the Bukit Kemuning Golf & Country Resort.
The project is connected to major highways such as KESAS, ELITE, NKVE, SKVE and the Federal Highway, and is close to amenities including AEON Big Bukit Rimau, Gamuda Walk and Quayside Mall.
Nearby education institutions range from national schools to international options such as Tenby International School and Chinese Taipei School.
According to Berjaya Land, units are priced from RM500,000 and come with selected fittings such as kitchen cabinets, hood and hob, digital locksets, air-conditioning units and fully fitted bathrooms.
